Attendees included the CEOs of property management companies from Washington, Pennsylvania, Texas, Minnesota, Massachusetts, Florida and Ohio.

Reidenbach, Esq. presented “The Essentials of Community Association Volunteer Leadership” for the Pennsylvania Delaware Valley Chapter of Community Associations Institute (CAI) in King of Prussia, PA. The class was attended by members of several local association’s Boards of Directors. Topics of the program included the legal foundation of planned communities, the organizational structure of community associations and problem solving for Board and committee members.

Scott R. Reidenbach, Esq. presented “Best Practices for Effectively Managing Pennsylvania Planned Communities: Focus on Transition, Construction Defect Litigation and Amending Governing Documents” for CCR Management, Inc. in Exton, PA. This program focused on practical and hands on solutions to issues that professional property managers frequently face. Other topics discussed included Declarant payments of assessments, the effective use of lis pendens in litigation and recovering money damages in construction defect claims.

Scott R. Reidenbach, Esq. presented “Pennsylvania Mechanic’s Liens: A Short Story” for Keller Williams Realty Devon-Wayne. Mechanic’s Liens, often the “hidden ones” can cause a transaction to become more costly for the seller, scare a buyer away or create a headache for underwriting and the agents. This program gave an overview of the Pennsylvania Mechanic’s Lien Law, proposed changes to our legislation (Senate Bill 1495) to protect homeowners from “unfair” liens (where an owner pays a contractor in full, but the contractor fails to pay a subcontractor and the subcontractor files a lien), and summarized the use of lien waivers, bonding and indemnifications that can be used to protect homeowners from these liens.
